According to the new data released this week, the Charleston real estate market is still going strong even as we approach the holiday season. Here at Jeff Cook Real Estate we will sell over 500 homes this year while still being able to earn 98% of asking price on average for our clients. Let's take a look at the real estate statistics for September 2015 to see how we are able to accomplish this.
This month we had 29.2% more sales pending than this time last year. That is a HUGE growth. There are also 10.7% fewer listings on the market than this time last year. Median sales prices are up 8.9% from last year showing that we are still in a STRONG SELLER'S MARKET.
Let's take a quick look at the September 2015 real estate statistics for Charleston.

• New Listings: 1,847 (Up 21% from Last Year)
• Pending Sales: 1,499 (Up 29.2% from Last Year)
• Inventory for Sale: 5,761 (Down 10.7% from Last Year)
• Median Sales Price: $232,590 (Up 8.9% from Last Year)
• Months Supply of Inventory: 4.1 Months (Down 26.8% from Last Year)
• % of Asking Price Received: 95.8% (Up 0.4% from Last Year)
• Days on the Market: 57 (Down 26.9% from Last Year)
It's Still A Strong Seller's Market!
September was yet again another busy month for Charleston real estate sales. We had increased sales numbers, with decreased available inventory. We saw an increase in the total number of properties under contract from last month as well as a 9% rise from 2014's numbers. The overall days on the market is lower, due to decreased inventory. Overall, the numbers indicate that it is still a great time to be a home seller in Charleston.
These numbers cover all of Charleston, SC and the surrounding areas, including Daniel Island, Hanahan, Goose Creek/Moncks Corner, Wando/Cainhoy, Downtown, Historic Downtown, Edisto Area, James Island, Johns Island, West Ashley, North Charleston, Upper Mt Pleasant, Lower Mt Pleasant, Folly Beach, Isle of Palms, Sullivan's Island, Kiawah and Seabrook Islands, Summerville, Dorchester Road Corridor, Hollywood/Ravenel/Meggett, St George and Rural Dorchester County.
