Don't Let Selling Your Home Become Fear Factor

Getting involved in real estate, whether it be buying, selling, or even just refinancing, can seem like a very scary situation. There are so many questions. What happens if you find your dream home before your current home sells? What if your current home sells before you’ve found your next house? Will you the money if extra closing costs pop up? The list goes on and on.

 

The one question you don’t have to ask, however, is: is the market even good enough to sell right now? Yes, it is! We are still in a seller’s market. There are still too many buyers than there are homes. Even though the percentage of new listings bumped up a bit, the inventory is still down almost 20%. Plus, the percentage of asking price is up and the number of days on the market is down. So what could be holding sellers back from jumping on such a great deal?

 

Have you maybe not kept up with the maintenance of the home? Is it outdated? Many sellers are worried about all the repairs they may have to cough up money for after a home inspection. The easiest and smartest thing to do is get a pre-listing inspection. If the inspector finds any major issues with the foundation or plumbing, electrical, or HVAC systems, you’ll know that you might want to step back from the signing table until you are able to make repairs. If the inspection comes back with minor issues, you have time to bring in a contractor, without the rush to have repairs made before closing in two weeks, or you can do many small repairs on your own.

 

If your home is outdated, it would be wise to bring in a listing agent who can sit down and go over the best renovations that will add value and help sell your home. If you have a large budget, look at laying new floors or updating the kitchen. If your budget is smaller, focus on fresh paint. You may even be able to squeeze in new hardware and fixtures around the house. You’d be surprised at how much a little bit goes a long way.

 

Another stressor about selling your home is getting it ready to list, and keeping it picture perfect for showings. It’s hard! We know. Especially with children, pets, and everyday use. It’s cold outside right now, you don’t want to go out there. That means it’s the perfect time to get the scrub brush out. Take a room a day (or a weekend) and get your home ready for pictures. Buyers will understand that sellers can’t have their home completely clean for every showing, there’s no way you could rush home before each showing to pick up the latest layer of dog hair on the floor. If you always pick up after yourself, keep the kitchen sink empty, and run the vacuum every other day, your home will look great!
