How to Decipher Between Wants and Needs When Buying a Home

            You’ve finally saved the money, kept your credit score at a positive number, and found the right agent for you.  Now it’s time to buy your first house! The home buying process can seem overwhelming at times.  When you’re starting your search for the first time, it is easy to go in with the romanticized notion that you’re going to be buying your dream home.  Not to be a debby-downer, but that is rarely the case. You will find a wonderful home, but you may not find one with everything you want.  If you’re struggling to grasp the idea that you may not get to purchase your fairytale home, try thinking of home buying is an investment.  With investments, you’re going in knowing that as time goes on what you put your money into will grow and get better.


            Before you start your search make a list of what you want in a home, and what you actually need.  Maybe you’ve always wanted a built-in pool and hot tub.  But is that something you really need in your first home?  Probably not.  Do you need 3 bedrooms for you and your two kids? Yes! That is the difference between a want a need.  A lot of the things we want in our dream homes are a bit lavish and take extra care, which means extra money.  The beauty in home buying is you can start with what you need and add in the things you want over time. 


            For someone in their 20s, you may need a simple home with a 2 or 3 bedrooms, 1 and a half baths, and in a development.  Something like this will give you room to grow but with a smaller home you are also able to continue saving for that dream home later in life.  Understanding what you truly need in a house vs all of the luxurious things you want will help you make a smart purchase and investment.  The biggest mistake you can make as a first time home buyer is getting in over your head with a home that takes more time and money in maintaining than you may have.  Having an agent who understands your wants and needs will also set you on a path to a successful home purchase experience.  If you need helping figuring out what is a necessity in a house and want are things that can wait, call Jeff Cook Real Estate today!
