What sets Jeff Cook Real Estate apart from the other Real Estate companies in the area?

Because we are the #1 real estate team in the Carolinas and the #11 real estate team in the nation, we have the most technology and resources available and spend the most amount of money on marketing that creates the highest demand for your home. This gets you the most amount of money in your pocket in the fastest amount of time!

How can you guarantee the sale of my home?

We specialize in providing options for sellers in all kinds of scenarios. Many sellers love the strong team that helps them sell traditionally. Other sellers need immediate relief and we are able to provide a cash offer that is good for 45 days.

How long does it take to sell a home?

There are multiple factors involved in the time frame of selling a home. Jeff Cook Real Estate agents will provide you with a local real estate market run down. The average time a house is on the market is about 8 weeks, but because of the proprietary marketing that Jeff Cook Real Estate provides, our agents cut that average in half. This means your home is sold faster and for more money than the average sellers.

What areas does Jeff Cook Real Estate service?

With over 150 local real estate experts, we are able to serve families throughout all of the Carolinas.

Does Jeff Cook Real Estate handle rental properties?

Jeff Cook Real Estate has a sister company, Rent Holy City. We can take a look at your property and help you make an educated decision on if renting is the best option for you.

How much money does it cost me out of pocket and when do I pay?

There are no upfront costs for sellers. Potential profits and expenses are estimated during the conversation with our professional agents.

What do I need to do in order to prepare my house for sale?

We have many conversations with people mulling selling their place. Sellers who want to prepare in advance have listing specialists see the property and talk through options for selling for the most profit and the least headaches.

How long is your listing agreement?

If you’re not completely satisfied with our service as promised, you can cancel your agreement with us. We're so confident that our real estate system will work for you, that we guarantee you the right to cancel our contract agreement at any time prior to accepting a contract to purchase, with no penalties or obligations, if you feel our service doesn’t live up to our promise.

Do you know any contractors I could use to fix things?

We have several trusted vendors that we partner with within the Carolinas. Check them out right here.

6 Questions to Ask an Agent

The work of a real estate agent can make or break how a prospective buyer feels about the property.
Now that it's time to sell your home, you want to find the right agent to market it. How do you find
someone you can trust who will make you feel confident they can sell your home quickly for the best
price possible? Here are the questions you should be asking.

Are You Licensed?

This one is the easy one. You should be working with a member of the National Association of
Realtors. It is also important that you check whether they have any complaints on record about their
practices. You can check with your state's real estate department as well.

Are You Successful?

A successful real estate agent is more than the number of sales they have completed. You should also find out the average difference between listing and selling prices on their most recent sales. If an agent
is closing deals at far below the original asking price consistently, that might be a red flag.

How Busy Are You?

Make sure you ask in advance how often the agent will contact you and how they will keep you
informed of potential buyers.

How Familiar Are You With My Neighborhood?

A real estate agent is not just marketing your home – they're marketing your entire community. If they
have closed nearby sales before, they are familiar with the selling points of the neighborhood as well as
the right price range for properties similar to yours.

How Much Commission Do You Expect?

Normally you will pay the agent about 6 percent of the sale price. If you find one that offers their
services for a low percentage, you should know why. Are they just trying to stay competitive? Or do they
expect you to do a large share of the marketing yourself?

Do You Have A Plan?

The real estate agent should be able to tell you the exact marketing techniques they would use for
your home and how they plan to promote the listing.
